Are the bedrooms the same size?
All of the bedrooms are the same size in each of the floor plans. This allows everyone to not have to argue about who gets which room, or who should pay more for the larger size. Each bathroom is also equal in size in each floor plan as well as being attached to your bedroom. It is important that you and your roommates move into the room specified in your move-in information packet.

What utilities are included?

At 5 Twenty Four Angliana we include all of your utilities. You will pay your monthly rent and that will include: cable, electric, water, sewage, internet, parking, trash, access to all amenities, etc. ONE BILL for everything. There is a green cap on electricity, and residents will be invoiced for excess usage. Details on this cap are available in the Lease Agreement. What security measures do you have?
We offer a 12' limited access gate that surrounds the entire property. This is a limited access gate that will be accessible only by key fob or clicker. The exterior doors are key fo access. Inside the apartment we also offer individual deadbolt key locks on all interior doors along with the doors being made of solid wood and not compressed materials.

Can I pay rent online?
Yes. You will be able to login to our website and make your payments online, set up recurring payments or have your parent's login and do this as well. Information on how to create and online account, how to make payments, and how to set up recurring payments can be found on our DOCUMENTS page, http://tinyurl.com/524Documents.

Do you do roommate matching?

At 5 Twenty Four Angliana, we offer all residents roommate matching. All residents will fill out a Resident Profile Card which will provide us with information about your study habits, smoking preference, lifestyle, hobbies, etc. If needed we will then match you with a roommate with similar interests.

What amenities do you have?
As a resident at 524 Angliana, you will have access to all of the incredible on-site amenities such as: Studio 5-tanning salon with stand up tanning beds, Tone - fitness club complete with weights, bikes, balance balls, tread mills, and cardio machines with IPod docking stations and individual TVs, Hydra lounge - heated swimming pool with sundeck, outdoor kitchen, and fireplace. We also offer a game center with Xbox360's, Wii, and other games. You will also have a state of the art business center complete with a fax machine, copy machine, and several computers for your use.

How close to campus are you?
We are .8 miles from campus. Approximately a 10-15 minute walk.

Do I need a parent to sign the lease?

If you are a full time student who will not be paying your rent, you will need a guarantor. This is someone who will guarantee that if you cannot fulfill your lease terms they will financially be responsible for the lease.

Are there "RA's"?
There are 'Community Assistants'. These are residents at the property who act as a liaison between the management and the residents of the community. CA's plan and implement community activities are available to answer resident questions, provide feedback, as well as assist in the daily operations of the management office. Anyone interested in becoming a CA should contact the management office, or can apply online at www.leadlivelearn.com.

Where do I get my mail?
Your mail is delivered to a full service mail kiosk located in the clubhouse. There you can send mail out and receive yours in your individual mailbox.

Are there apartment inspections?
There may be periodic inspections which will be announced prior. The purpose for these inspections is to determine any damages in the apartment. Often monthly filter changes, and alarm equipment testing may be coordinated during this time as well to minimize disturbance. If damage beyond normal wear and tear is found there will be charges assessed.

What kind of rules are there?
Our Rules and Regulations are very similar to all apartment communities around the country. Most resident issues and disturbances are handled by the management and or local police office. We are not a university sponsored housing complex, and therefore the rules that may have been in place in a dormitory may not apply with our community. Do you have insurance if my apartment is in a fire, flood, or other natural disaster?
Personal Damages are not covered under apartment lease agreements. Apartment managers or the management company are not liable to residents or guests for personal injury or damage or loss of property (including vehicles) from theft, vandalism, fire, smoke, rain, flood, hail, water leaks, ice, snow, lightening, wind, explosion, or surges or interruption of the utility service, except to the extent that such injury or damage was caused by the management negligence. We strongly recommend that all residents purchase renters insurance from their local agency to cover any losses from such causes. This normally is relatively inexpensive (as low as $20/month), and can be found locally as well as nationally.

What if I need maintenance in my apartment?
Residents are responsible for basic maintenance items in their apartment such as but not limited to: cleaning and replacing a shower curtain, changing light bulbs, and plunging clogged toilets.

5 Twenty Four Angliana will provide maintenance for problems that may arise in your apartment home or bedroom during our regular office hours such as repairs to your heating and air conditioning, plumbing repairs, repairs to locks and latches, repair of smoke detectors and replacement of air filters. To arrange for maintenance residents may 1) fill out a service request in the management office, 2) call the management office and request the service, 3) go online and email the maintenance request to the office. At 5 Twenty Four Angliana we take pride in our maintenance and our goal is to respond to each request within 24 hours. We also offer after hour's emergency maintenance for water leaks, and heating and air conditioning issues during extreme temperatures. All of these requests should be sent to the management office and will be forwarded accordingly.

What Furniture is included in the apartment?

In your apartment will be amazing designer furnishings. In the Living Room area there will be a 40" Flat Screen LCD Television, along with an IPod Docking station. There will also be a sofa or love seat, chair, end table, and coffee table. In your bedroom there will be a full size bed, large dresser, small dresser, desk, and end table. Appliances include a dishwasher, extra large refrigerator, microwave, oven, stove, disposal, and washer and dryer (make sure to check with the office if you would like exact specifications).

What if I need to break my lease?
5 Twenty Four Angliana does not offer any type of lease breakage fee, or buyout option. However at the manager's discretion the resident may assign the lease for their room to a new approved person. Residents are responsible for finding a new tenant who meets all of 5 Twenty Four Angliana's requirements prior to the new lease being signed and taking effect (be sure to check with the management office for any associated fees and qualifications).

What do I pay on move-in day? When is rent due?
Typically, new residents will pay the first full month's rent on or before August 1st. Residents moving in mid-semester pay their first month's rent upon the day of their move-in. The rent will cover the remainder of the month that they move in and the final month of their lease until the day they move out. Rent is due each month on the 1st day of the month (regardless of the day of the week this day falls on). There is a grace period until the 3rd of each month. Following that day there will be late fees assessed. Please check your lease documents for specifics on all applicable fees.

What if I am paying with Student loans?

If you are paying your lease with student loans please let the management office know during your application process. You can pay your lease with these loans; however the arrangements will need to be made ahead of time with the management office.

What does Individual lease mean?
At 5 Twenty Four Angliana we lease all of our apartments by an individual lease basis. This means that each bedroom in an apartment has a separate lease agreement. Each resident is only responsible for the rent on his/her leased bedroom. All roommates are equally responsible for damages done to the common area of the apartment. However, if one roommate moves out early or skips out on their rent, the other roommates are not at all responsible for that residents rent or damages to their bedroom.
